Tower 31 – 9 West 31st Street

Tower 31 is a luxury high rise rental building located in Manhattan’s Chelsea neighborhood. Erected in 2006, this 41-story tower has 283 rental apartments. It’s all highlighted by three center five-story-high boxes of 25 windows framed in white, contrasting dramatically with the building’s dark facades. The building has a marquee entrance, and its second story has protruding glass windows. It’s close to the Empire State Building, Herald Square, Penn Station, Madison Square Garden and public transportation. You could also say that Tower 31 is located in Korea Town, which is chock-full of kimchi, karaoke bars and nail salons – but it’s best to associate Tower 31 with Chelsea, with which the building is also affiliated.

Units and Pricing

There is currently just one unit available in Tower 31, a one bedroom listed at $3,690/month. Previous rentals ranged in price from $2,590/month for a 456 square foot studio to $6,290/month for a two bedroom, two bath unit. The average price per square foot at Tower 31 is $68, which is relatively high given the building ‘s somewhat odd location.

Features and Amenities

Apartments feature floor to ceiling double-paned windows, some with amazing city views, white oak strip floors, 9 foot ceilings, ample closet space, and are pre-wired for high speed internet. Kitchens include honed granite countertops, Moen sinks, GE Profile stainless steel appliances, porcelain tile floors and mosaic tile backsplash. Bathrooms include porcelain tile floors, Luna marble tub surround, and oversized showerheads. The building also has a roof-deck with 360 degree panoramic views. The building offers the “Tower 31 Club” for a fee of $750/year. Membership includes access to a state-of-the-art fitness room, lounge with large flat-screen TV, wireless internet, 2nd floor sundeck complete with billiard table, 16 seat movie theater style screening room, work-out classes, and continental breakfast served Monday to Friday 6:30-9:30 am.

Location

Tower 31 is situated on the cusp of Chelsea and Koreatown; some might even place it in Midtown South. Given the building’s odd location, Tower 31 actually offers access to quite a few amenities. It’s great for people who work in Midtown, or who need to commute out of the city, as it’s just a few blocks from Penn Station, Port Authority and Grand Central. It may be chock full of kimchi and karaoke bars, but you’ll also find retail stores, bars and groceries at your command. If you can get over living in a neighborhood that’s still up and coming, you’ll find yourself surrounded by convenience, with  multiple subway lines right outside your doorstep.

Why You Would Want to Live Here

Tower 31 has a weird neighborhood issue, but it also has a lot going for it. The residences are spacious and nearly brand new, and the building allows for international applicants (something that many luxury buildings don’t). It also allows for pressurized walls to be built in certain apartments, so you can share with roommates or add extra rooms for kids. The apartments are sun-drenched thanks to huge windows, and the finishes are top of the line. This is luxury living at its best! Tower 31 also has the option of paying extra for the amenity suite, which is a nice perk – it means that you’re not paying for the amenities in the cost of your rent, so if you don’t use them, it’s at no loss to you. When it comes to Chelsea apartments, Tower 31 is a bit far away – but if you’re looking for a Koreatown or Midtown South apartment, this might be the place for you.
